Successful delivery of commercial development in Lower Dicker, East Sussex

Monson has worked closely with Westcott Leach, a local commercial development company known for its exceptional track record in delivering high-quality commercial projects in East Sussex. Recent developments include a 110,000 sq ft scheme at Swallow Business Park in Hailsham and a 60,000 sq ft Phase II development at Eastside Business Park in Newhaven. Over the past 15 years, Monson has helped WL deliver around 500,000 sq ft of commercial space within a 15-mile radius of Eastbourne.

Monson successfully delivered the civil and structural design of a large-scale commercial development on a 10-hectare site at Lower Dicker; comprising multiple phases that resulted in the creation of a fully integrated business park.


Throughout the project, Monson took a lead role in several critical aspects of the design and engineering, ensuring that the development was both functional and sustainable.

The site lies in the A22 / A27 Eastbourne/South Wealden Growth Corridor and is an important employment location in the Growth Corridor.


The proposed works involved the provision of general infrastructure, including the completion of the site access road from the A22 and utility services and associated works supply, to open up the site for new employment floorspace.


Key Contributions:


  • Site-Wide Levels Design: Monson led the design of site-wide levels, carefully considering the topography and ensuring that the development would be well-drained and accessible while integrating seamlessly with the surrounding environment.

  • Highway Access Arrangements: As part of the site design, Monson developed all highway access arrangements, ensuring safe and efficient transport routes to and from the site. This included designing access roads, junctions, and intersections that would handle both vehicular and pedestrian traffic, facilitating smooth connectivity with the surrounding infrastructure.

  • Drainage Design: Monson also took responsibility for the drainage design for the entire business park. This included the design of surface water and foul water systems to handle the site's drainage requirements, incorporating sustainable drainage solutions (SuDS) where appropriate to manage runoff and minimize environmental impact.

  • Structural Design: Direct involvement in the structural design of the warehousing units, from geotechnical assessments, foundation design, steelwork design of portal frames, etc.
